Chimneys are one of the most leak-prone spots on any roof. The flashing - the metal that seals the gap between the chimney and the surrounding shingles - takes a beating over time. It corrodes, pulls away, and cracks. When that happens, water finds its way in. And by the time you notice a stain on your ceiling, the damage behind the walls is usually already done.
Here's what we were working with on this job in Humble, TX. The existing flashing had completely deteriorated at the base of the chimney. The sealant was cracked and failing, the metal was corroding, and the shingles right around the chimney were compromised too. Left alone, this was heading toward serious water intrusion - the kind that rots decking and leads to mold.
We stripped out the damaged material, replaced the decking where it was needed, and installed fresh flashing along all four sides of the chimney. New shingles went back in around the perimeter, and everything got properly sealed. The chimney cap and pipe boot were also addressed to make sure there were no other entry points for water.
The detail work matters on a job like this. A lot of contractors will just slap sealant over old flashing and call it a day. That buys you a season, maybe two. We pulled it all out and did it right - new metal, proper integration with the shingles, and a clean seal at the pipe collar. That's how you get a lasting fix, not a patch job.
If you've got a chimney on your home in Humble, Kingwood, Atascocita, or anywhere in the Houston area, it's worth having the flashing looked at - especially after storm season. Most homeowners don't know there's a problem until water is already coming through.
